Northwest Arkansas Luxury Market Update: Fall 2026

The Northwest Arkansas luxury market is steady, not slowing. From January through August 2026, 323 homes sold for $1 million or more in Benton and Washington counties, exactly matching 2025, while total luxury sales volume rose 7% to about $482 million. Inventory is up, which gives buyers more choice and more room to negotiate.
How is the Northwest Arkansas housing market doing in fall 2026?
The overall market cooled slightly in late summer. Benton and Washington counties recorded 851 sales in August 2026, down about 9% from 935 a year earlier. Total August sales volume was about $404 million.
The two counties moved in different directions. Benton County's median sale price fell from $393,337 to $363,000, while Washington County's rose from $363,455 to $398,450. Much of that difference reflects which homes sold, not a change in values.
Are luxury home prices falling in Bentonville?
No. Price per square foot, the best measure of value, barely moved. In Benton County, it slipped from about $213 to $211; in Washington County, it rose from about $210 to $213.
What changed is pace. Benton County $1 million-plus sales fell from 42 in August 2025 to 29 in August 2026, and median days on market rose from 19 to 29.
Is it a good time to buy a luxury home in Northwest Arkansas?
For buyers, fall 2026 offers the best conditions in several years:
- More selection: rising inventory means more homes to compare in every luxury neighborhood.
- More negotiating room: longer market times give buyers leverage on price, repairs and closing terms.
- Stable values: steady price per square foot means you are not buying at the top of a spike.
Is it a good time to sell a luxury home in Bentonville?
Yes, with the right strategy. Buyers are still active; luxury dollar volume is up 7% this year. But they are selective. Accurate pricing, professional photography and video, and marketing that reaches out-of-state buyers matter more now than in 2021 or 2022, when nearly everything sold quickly.
